Acceptance of Terms

Your use of our website and services constitutes your acceptance of these Terms and of our Privacy Policy and Website Disclaimer, which are incorporated by reference. These Terms apply to all Users, including buyers, sellers, and members.

Definitions

Nature of Our Service

Satyam is a property consultancy and facilitation service — not a listing portal and not a party to any property transaction. We do not own, sell, rent, or guarantee any property listed on the Platform. We facilitate a private, organised connection between genuine buyers and sellers, coordinate verified site visits through our RMs, and offer optional guidance services.

The final decision to buy, sell, rent, or transact in any property, and the terms of any such transaction, rest solely between the Buyer and the Seller. Satyam is not a guarantor of any transaction.

Eligibility

You must be at least 18 years of age and legally competent to enter into a binding contract under applicable Indian law. By using the Platform, you represent that you meet these requirements and that all information you provide is true and accurate.

Account Registration & Verification

• Buyers and Sellers may be required to create an account with accurate, complete, and current information.
• Seller listings are subject to a verification call from our office before going live. Satyam reserves the right to approve, reject, or remove any listing at its discretion.
• You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account.

Membership Plans, Fees & Validity

Current memberships are offered as follows (prices exclusive of applicable taxes unless stated):

Without an active membership, Buyers may view property photos and details only; the property name, full address, exact Google location, and site-visit access remain restricted.

Payments, GST & Billing

• All fees are payable in advance through the payment methods made available by the Company.
• Goods and Services Tax (GST) and other statutory taxes apply where indicated and are charged at prevailing rates.
• Membership benefits activate only upon successful receipt of payment.

Refunds & Cancellation

Memberships and service fees are non-refundable once activated, including where a User does not use the full validity period, the available inquiries, or where a transaction does not conclude, save where required by applicable law or expressly agreed in writing by the Company. Unused inquiries and validity do not carry forward and are not exchangeable for cash.

Seller Obligations

• You confirm that you are the lawful owner of the property, or are duly authorised to list, offer, and deal in it.
• You confirm that all information, photographs, pricing, and documents you provide are true, accurate, and not misleading.
• You are responsible for ensuring the property has clear and marketable title and complies with applicable laws, approvals, and (where applicable) RERA requirements.
• You must not list a property that is disputed, encumbered, or that you are not entitled to deal with, without disclosing the same.

Buyer Obligations

• You must use the Platform with genuine intent to buy or rent and must conduct yourself respectfully during all interactions and site visits.
• You are responsible for carrying out your own independent due diligence, including verification of title, approvals, measurements, pricing, and legal status, before committing to any transaction.
• Inquiry limits under your membership must not be misused or used for non-genuine purposes.

Site Visits & RM Coordination

All site visits are arranged through Satyam's Relationship Managers. A Buyer's visit request is sent to the RM, who checks availability with the Seller and coordinates a suitable time. Only verified buyers are facilitated for visits. Users agree to cooperate with the RM-led visit process and not to bypass it.

Privacy of Contact Details & Non-Circumvention

A core feature of our service is that a Seller's contact details remain private and site visits are handled by the RM. You agree:

• Not to attempt to obtain, harvest, scrape, or circulate another User's private contact details;
• Not to use automated means to extract data or content from the Platform;
• Not to misuse any information obtained through the Platform for spam, solicitation, or brokerage activity.

No Brokerage

Satyam does not charge brokerage to Buyers or Sellers on resale and new (builder purchase) projects. Our revenue is derived from subscriptions and optional services such as Deal Closure Assistance. Nothing in these Terms shall be construed as Satyam acting as a commission agent or broker for the underlying transaction.

Deal Closure Assistance

Deal Closure Assistance (₹21,000 + GST) is an optional service providing guidance to the Buyer and Seller until the deal closes, including loan assistance, legal advocate coordination, and documentation guidance.

Limitation of Our Role & No Guarantee

Satyam acts as a facilitator and consultancy only. We do not guarantee the sale, purchase, rental, price, quality, condition, legality, or title of any property, nor the conduct, identity, solvency, or performance of any User. Any reliance you place on listings or other Users is at your own risk.

Intellectual Property

The Satyam name, logo, trademarks, website design, text, graphics, and content are owned by or licensed to the Company and are protected by applicable laws. You may not copy, reproduce, or use them without our prior written consent.

Prohibited Conduct

• Posting false, fraudulent, or unauthorised listings;
• Impersonation, harassment, or abusive behaviour towards Users or staff;
• Attempting to circumvent privacy or the RM-led visit process;
• Using the Platform for any unlawful purpose or in breach of these Terms.

Third-Party Services

Where the Platform connects you with third parties such as banks, lenders, advocates, or service providers, such parties are independent. Satyam is not responsible for their services, fees, decisions, or conduct, and any engagement with them is on their terms.

Limitation of Liability

To the maximum extent permitted by law, Satyam shall not be liable for any indirect, incidental, special, or consequential loss, or for any loss arising from a transaction between Users, reliance on listings, or use of third-party services. In all cases, the Company's aggregate liability shall not exceed the amount of fees actually paid by you to the Company for the specific service giving rise to the claim.

Indemnification

You agree to indemnify and hold harmless Satyam, its founders, employees, and RMs from any claims, damages, losses, or expenses arising out of your breach of these Terms, your listings or conduct, or your transactions with other Users.

Suspension & Termination

We may suspend or terminate your account or access, with or without notice, if you breach these Terms, provide false information, or misuse the Platform. Fees paid for the affected period are non-refundable in such cases.

Governing Law & Jurisdiction

These Terms are governed by the laws of India. Subject to any applicable arbitration or alternative dispute-resolution mechanism, the courts at Ahmedabad, Gujarat shall have exclusive jurisdiction over any dispute arising out of or relating to these Terms or your use of the Platform.

Amendments to Terms

We may update these Terms from time to time. The revised Terms take effect upon being posted on the website. Your continued use of the Platform after changes are posted constitutes acceptance of the revised Terms.
